Based in Crowborough, our building surveyors cover a wide area throughout the South East. Find out if we serve your town or village.
We are based in Crowborough, East Sussex, and cover a broad area throughout the High Weald, East Sussex, Kent and Surrey. Below you'll find a breakdown of key areas we serve, with notes on local property types and issues specific to each area.
Our surveyors operate across a wide area centred on Crowborough, covering 30+ towns and villages throughout the South East of England.
East Sussex is our heartland. We know its clay soils, its mix of Victorian terraces, inter-war semis and converted farm buildings. We understand the planning constraints of the High Weald AONB and the quirks of the local building stock that can catch out buyers who rely on a superficial inspection.
Crowborough is our home and we know it better than any other town in the region. The town grew rapidly in the late Victorian and Edwardian eras, which means much of its housing stock is over 100 years old. Common issues we find include damp penetration through ageing mortar, timber decay in roof structures, and movement cracks associated with the area's expansive clay subsoil. We also frequently see poorly executed extensions added without proper structural support β something a thorough Level 3 Building Survey is designed to catch.
Much of Crowborough sits on Ashdown Beds sandstone, but there are significant pockets of Weald Clay β particularly in lower-lying areas around Jarvis Brook. Clay soils expand in wet weather and shrink in dry spells, causing seasonal movement in foundations. We always check carefully for this in older properties.
Uckfield has seen significant residential development over the past 30 years, meaning its housing stock ranges from Victorian cottages on the High Street to large modern estates on its outskirts. For modern properties, our RICS HomeBuyer Report is usually appropriate; for older or extended homes, we'd recommend a Level 3.
The villages and market towns of the High Weald AONB present some of the most varied and interesting properties in the South East. Oast houses, timber-framed hall houses, converted agricultural buildings and Arts and Crafts villas all require the expert eye of a surveyor who genuinely understands vernacular construction techniques. We've inspected hundreds of these properties and know exactly what to look for.
The High Weald contains a disproportionately high number of listed buildings β many of them timber-framed and requiring specialist knowledge to assess. We are experienced in listed building surveys and can advise on any consent requirements before work is carried out. Always check with us before commissioning alterations to a listed property in East Sussex.
The western fringe of the High Weald, bordering Surrey, is an area of significant commuter demand and varied property. From the Victorian splendour of East Grinstead to the rural charm of Hartfield β home to Pooh Corner country β we carry out surveys across this entire area regularly.
We regularly carry out building surveys throughout Kent, with particular strength in the towns and villages closest to the East Sussex border. Our Kent coverage is centred on Tunbridge Wells and extends throughout the county.
Tunbridge Wells is one of our busiest areas outside Crowborough itself. The town has a rich mix of Georgian, Victorian and Edwardian properties, many of which present interesting surveying challenges. The famous Pantiles area has some spectacular Georgian townhouses β beautiful, but requiring careful inspection. We also frequently survey the large detached Edwardian villas that ring the town's commons.
Many properties in Tunbridge Wells are built on sandstone rock, which provides good bearing conditions. However, the town also has areas underlain by Weald Clay, and numerous properties on sloping sites are subject to long-term movement issues. We always check site-specific ground conditions as part of our Level 3 survey process.
We extend our coverage throughout west and central Kent, including Sevenoaks, Tonbridge, Edenbridge and Cranbrook. These areas have a mix of property types from converted hop-pickers' huts to modern executive estates β all requiring a surveyor who knows what they're looking at.
Our coverage extends into East Surrey, covering towns and villages close to the East Sussex and Kent borders. If you're based in East Surrey and looking for an independent building surveyor, we'd be happy to help β get in touch to confirm coverage for your specific area.
If your property is not listed above but is within approximately 25 miles of Crowborough, please contact us and we'll confirm whether we can help. We occasionally travel further for the right project.
We cover most of East Sussex, with our strongest coverage in the northern half of the county β the High Weald, Crowborough, Uckfield, Heathfield, Wadhurst and East Grinstead areas. We also cover coastal East Sussex including Lewes, Hailsham and surrounding areas. If you're unsure, please contact us with your postcode and we'll confirm immediately.
Yes β we regularly work in East Surrey and parts of West Sussex. For more distant locations, we assess requests on a case-by-case basis and a travel supplement may apply. Get in touch to discuss your specific location.
You don't need to be at the property during the survey β we liaise directly with the estate agent or vendor to arrange access. Some clients do like to be present towards the end of the inspection so they can walk through the property with the surveyor and ask questions on the spot. This is perfectly fine and we welcome it. Just let us know when you book.
