Comprehensive property surveys, valuations and architectural services for buyers, sellers and property owners across East Sussex, Kent and Surrey.
The Level 3 Building Survey — previously known as a Full Structural Survey — is our most thorough property inspection. It's the right choice for older homes, period properties, unusual or heavily extended buildings, and any property where you simply want complete confidence about what you're buying.
A client of ours was buying a late Victorian detached in Crowborough. The HomeBuyer Report she'd been quoted for seemed like the easier, cheaper option. We talked her through the age and construction of the property and recommended a Level 3 instead. The survey revealed active woodworm in the roof timbers and a slow-moving crack pattern in the rear wall consistent with clay shrinkage. She used the report to negotiate a £12,000 reduction. The survey cost her £650. You do the maths.
Best for: Pre-1930 properties, extended homes, listed buildings, barn conversions, properties in the High Weald, or any home where you want the fullest possible picture.

The RICS HomeBuyer Report (now formally called the RICS Home Survey Level 2) is the most widely used survey for standard residential properties. It uses a simple traffic-light rating system — Condition Ratings 1, 2 and 3 — to flag areas that need attention, from minor maintenance to urgent repairs.
It's the right choice for properties built post-1930 in reasonable condition that haven't been significantly extended or altered. Clear, consistent and focused on what matters to a buyer: what's wrong, how serious is it, and what should you do?
Best for: Post-1930 houses and flats in good condition, new-build snagging, modern estates in Crowborough, Uckfield, Tunbridge Wells and across East Sussex and Kent.

The Party Wall etc. Act 1996 is one of the most misunderstood pieces of property legislation in England and Wales. If you or your neighbour plan to carry out certain building works — extensions, loft conversions, underpinning, or work near a shared boundary — the Act almost certainly applies.
Failure to follow the correct process can result in your neighbour obtaining a court injunction to stop your works at significant cost to you. It can also leave you exposed to claims for damage later. Our party wall surveyors guide you through the process from start to finish, whether you're the building owner or an adjoining owner who has received notice.
Common triggers: Side extensions, rear extensions, loft conversions, basement excavations, new boundary walls and garden walls within 3 metres of a neighbour's building.

Our RICS registered valuers provide independent, accurate property valuations for a wide range of purposes. Unlike a mortgage lender's valuation — which is carried out on the lender's behalf, not yours — an independent RICS valuation gives you an impartial assessment of what a property is genuinely worth on the open market.
We regularly see buyers overpay because they rely on asking prices or the vendor's estate agent. An independent valuation often pays for itself several times over before you've even exchanged contracts.
Coverage: All residential and commercial properties across Crowborough, East Sussex, Kent, Surrey and the wider South East.

Dilapidations are the repairs and reinstatement works that a tenant may be required to carry out at the end of a lease. For landlords, an accurate dilapidations survey is essential to recover legitimate costs. For tenants, it is equally important to understand and challenge inflated claims.
Our building consultancy service also covers structural surveys for specific concerns, defect analysis, expert witness work for resolving disputes, and specialist advice for property developers and the construction industry throughout East Sussex, Kent and Surrey.
Generally, surveys are instructed after an offer has been accepted and solicitors have been appointed. However, there's nothing to prevent you from commissioning a survey on a property before your offer is formally accepted — it's simply not the norm. If you're buying at auction, getting a survey beforehand is strongly advisable. Contact us to discuss your specific situation.
A well-managed survey should not significantly delay your purchase. We typically arrange access within 3–5 working days of instruction and deliver reports within a further 3–5 working days. The risk of not having a survey — discovering serious defects after you've exchanged — is far greater than any minor timing delay. We are experienced in working within tight property chain timescales.
Yes. We survey all types of residential property including flats, maisonettes and leasehold houses. For flats, the survey focuses on the demised area (the parts you own), but we also comment on visible common parts, building fabric, and any issues arising from the lease structure that your solicitor should investigate. Our reports for leasehold properties include specific recommendations for further legal enquiries.
Survey fees are based on the size, age and complexity of the property. As a guide, a Level 3 Building Survey for an average three-bedroom property in Crowborough typically starts from around £600–£750. A RICS HomeBuyer Report starts from around £400–£500. We provide fixed, transparent fees with no hidden charges. Use our contact form to get a personalised quote within two working hours.
"Structural survey" is an older, informal term most people use interchangeably with "Level 3 Building Survey." There is no formal RICS product called a structural survey — the correct current term is Level 3 Building Survey. This is the most comprehensive survey available and the one we'd recommend where structural integrity is a concern. Our Level 3 guide explains exactly what it covers.
